lender has said I need insulation in crawl space under house. I can not afford to put it there . That is why i am refinancing to start with. Some one told me that i am not required to make this repair when getting a steamline loan through HUD is this correct not sure about all this can a few one help?

Open Question: Can I sue the person I know stole my checks and signed my name in civil court / and those that accepted them?

My mother in law stole a few checks from me and wrote them all over town. THe accounts were closed but the merchants did not check the accounts and accepted the checks. It is up to 3500.00 and she is still going. Can I sue her and the merchants who took the checks as well?

I recently discovered that I really have a pension coming.

I worked at Rockwell in the 80's-90's and rolled over my savings 401k to IRA in 1995 after layoff.

Last week discovered that I still have a pension despite being told then I didnt qualify.

This pension is now a Boeing pension (part of why I now qualify).

QUESTION:
The pension is a 'Life Annuity' and is not roll overable or lumpsum available.

Short of waiting till retirement… Is there a way to sell it?
If not I have every intention to wait till age 65 (im 49 now) to collect the pension for life. And the pension is small its about $400 (w/wife 100% option).

Btw, I have other $$ and pensions so this one is extra.
but if I could get the pension totally now I would do better than 5.25% that the pension does to give me the life annuity?

I assuming this idea is definatley a no-no.

Open Question: How will this affect my credit scores??

I have a total of 12 accounts on my credit reports.

1- GMAC Auto loan–originally 19,875 balance 3,245( Im goning to pay it off early in Feb.08')
1-HSBC Tax loan— 800.00 paid in full
1-HSBC Credit Card–Limit 300 balance 295
1-Capitol One Credit Card–Limit 500 balance 150

All the accounts above are always paid on time and I have never once been late on a payment.

Now for the bad…
4 credit cards that were charged off
4 collection accounts from the 4 C.C's

Those 8 negatives will be over 7 years old in March 08'.

My question is when those 8 negatives drop off my report how will it affect my scores? Will they lift because I wont have any more negatives or will the scores drop because Im losing all that history?

My scores now are… 556 513 570… which are terrible. What could I do to lift them?
